Extensions and Alterations

With more and more people wanting to avoid the excessive costs of moving home, extensions and alterations to existing dwellings provide us with the bulk of our work and we welcome all scales of project, including:

 

  • Elevational improvements to the existing house.

  • Conservatories

  • Sunrooms / garden rooms / orangeries

  • Garages

  • Converting existing garages to living space

  • Garage alterations 

  • Kitchen / utility extensions

  • Adding further bedrooms

  • Balconies

 

Not all projects require planning permission, if permitted development rights are applicable. Do you need permission?

 

In situations where Permitted Development is applicable, we recommend Prior Notification is sought from the Local Authority. See Planning Portal website for details on permitted development (PD).

 

When extending a property, consider the following:

 

  • Is the building listed?

  • Is the building in a conservation area?

  • Is the proposal removing daylight from neighbours habitable room windows?

  • Are there any nearby trees with preservation orders?

  • Are there any policies restricting the enlargement of the dwelling?  e.g H16 countryside size limit restriction

  • Is there a clear building line?

  • Is existing parking affected by the proposals?

  • Proximity to boundaries

  • Will the proposals overlook neighbours?
