Loft Conversions
If your home has a cut timber roof structure with adequate headroom, a loft conversion is a good way to add an ensuite bedroom into a dwelling for example, rather than extending. The conversion is very much a structural one, and a Structural Engineer may need to be onboard to give advice during the planning stages on more complicated roofs. The changes are predominantly internal, adding new steelwork, floor joists and insulation. A loft conversion with dormers would require planning permission (unless permitted development rights apply). In most cases loft conversions with rooflights do not require permission, although there are certain restrictions such H16 policy which limits the size of a dwelling in the countryside. All loft conversions would require Building Regulations approval.
